Selling Your Home Privately?      Some thoughts on a FSBO strategy.

For most families, their home is the largest financial asset. It should come as no surprise that deciding to sell it is a big decision that involves preparation, work, and making critical selling decisions. When ready to sell, it's important to be prepared to handle all the details required for the successful sale of your home in order to attain top dollar.

Equally important: Since the law does not recognize a homeowner’s lack of real estate or procedural knowledge as an excuse for errors, sellers need to be especially vigilant when placing their property for sale to the public. The law largely protects buyer’s interests.

Realize this: There is a psychology at work …

Homesellers using the FSBO strategy believe that by eliminating the Real Estate agent, they will greatly benefit by keeping a greater percentage of the profit from the sale. This isn’t necessarily how things turn out for many who employ this strategy.  Often, FSBO listings cause more harm than good for the home seller.

Here are a few things to consider:

  • FSBO’s give off a certain ‘vibe’ to home buyers.  It is a difficult challenge to overcome. When prospective buyers encounter a FSBO sign, they are thinking “bargain” or “distressed sale”. The prospective buyer may also feel the seller isn’t serious about selling the home.
  • FSBO sellers often encounter potential buyers who:
           
             o   fail to qualify for financing

             o   are solely ‘bargain hunters’

             o   or are simply just curious passersby

  • In every instance FSBO buyers are looking for rock bottom opportunities and rarely offer what the seller considers reasonable.
  • The buyer must be willing and able to show the property at any time.
  • The FSBO property rarely receives the number of potential buyer visits as those marketed via conventional means.
  • FSBO’s do not receive the Marketing,  and Internet Advertising campaigns offered by experienced Agents.

  • On average, FSBO homes languish on the market longer than conventionally marketed properties.
  • Sellers generally remain in a limbo state for a longer period of time.
  •  And most critically ...these homes rarely sell for what they could have sold for.
 

What situation do you find yourself in?

The late 2008 economic downturn caused disruption in Real Estate’s investments for a period of time. To an extent it shook the public’s confidence in the investment potential that Real Estate offers. As a result sales slowed and there was downward pressure on home prices.

However, market indicators are now signaling a gradual return for the Real Estate marketplace. The historically low interest rates seen today have increased the buying power to qualified shoppers, and increased the numbers of buyers now in the market place. The chemistry is just right - and the buying public perceives it. In fact, home buyers have returned to the market place. Over 3,300 homes have sold in our region over the last 12 months.

The question you should be asking yourself is:  Since my house has not sold in 2010 - while 3,300 others did, do I think this same strategy can work in 2011?

Perhaps it is time to rethink. Reentering the marketplace armed with the aid of an experienced Real Estate professional - will inject vital promotional momentum needed to get your home sold in a challenging climate! It also will get your house seen by a wider array of qualified buyers.
